If you are aged between 21 and 35, single, and have no children, you can apply to share a two-bedroom flat as part of our Share First scheme.
We have a range of flats available for rent under the scheme, which are ideal for anyone who cannot afford to rent or buy on their own but who are seeking independence.
All our Share First homes are advertised on our Home Choice Lincs lettings website. The first property will be available to bid for from Monday 27 November 2017.

What homes are available to share?
We have a number of two-bedroom, first floor flats available for sharing. All our homes are advertised on our lettings website www.homechoicelincs.org.uk
How do I apply for a home to share?
You will need to register with Home Choice Lincs, our online lettings service. Log onto www.homechoicelincs.org.uk and follow the instructions to register.
The form will take about 15 minutes to complete. Once you have been accepted onto the scheme you can bid for the homes which are advertised.
How much will I have to pay?
The rent and service charge for each home will vary slightly, depending on its size and location, but will be approximately £65 per week.
This will also cover the cost of the services carried out in the block, such as caretaking, cleaning, gardening and door entry. It will also cover the cost of furniture and white goods which we will supply.
Council tax will be around £11.46 per week (based on 2017/18 rates).
Tenants will be required to share the cost of their own utility bills.
Added together, the weekly cost is still much more affordable than other options and, if eligible for full Housing Benefit, £53.50 of the rent will be covered by the benefit payment.
Do I need to pay weekly or monthly?
You can pay weekly or monthly, but you must pay in advance.
The easiest, quickest and safest way to pay is by Direct Debit.

How will I know if I can afford a shared flat?
Before you sign up to a tenancy we will carry out an affordability check to make sure you can cover the costs.
We have experienced and qualified advisors who can help you plan your budget and access any additional benefits or support you might be entitled to.
You are responsible for making sure your rent is paid. If you fall into arrears your tenancy is at risk and you could lose your home.
You must make sure you can afford your rent and bills.
How secure will my room be?
All bedrooms will be fitted with lockable doors.
Are they any rules around sharing a home?
To have a successful tenancy, it is important that both tenants look after their home and show each other respect. A simple set of house rules have been drawn up which tenants will have to follow.
An Ongo housing officer will visit to check on the home from time to time to make sure everything is okay and the flat is being looked after.
Can I share with a friend?
This scheme isn’t designed for friends, as sometimes friends fall out and it can cause difficulties. However, we wouldn’t rule out two friends who want to share.
We will try to carefully match tenants and will look to place people of the same gender together.
What if I fall out with the person I am sharing with?
First of all we would encourage you to try and resolve any difficulties you have.
If you decide you cannot continue living in the property, you must contact us.
If we can’t help you sort out any problems, you will have to decide whether you want to end your tenancy with us.
What happens if the person I am sharing with moves out?
Don’t worry, we won’t expect you to pick up the full rent. You will continue to pay only your agreed rent.
We will advertise the spare room and find another suitable person to share with you. We will involve you in this process.
Will the home be furnished?
The home will be decorated and carpeted.
We will provide a sofa, coffee table and TV stand. We will also provide a fridge freezer, washing machine, electric cooker and vacuum cleaner.
Tenants will be expected to furnish their own bedrooms.
We are able to offer discounted furniture and grants for tenants to buy goods from our Choose to Reuse furniture store.
Will I have to maintain a garden?
No, we have deliberately selected flats with no gardens.
How will bills be split?
Tenants will have to arrange for accounts to be set up and bills paid for gas, electric and water. Council Tax is included in the weekly service charge we make.
