Our Development team work hard to provide new builds in Scunthorpe and neighbouring towns, North Lincolnshire, Lincolnshire, West Lindsey, South Yorkshire and beyond.

Supporting people with dementia – Scunthorpe

Constructed in 2021 and costing £4.4million, this new build home in Scunthorpe has many features to make the apartments and overall building a safe, welcoming and friendly environment to live. This includes bird and bat boxes, living walls, electrical charging points, and a Building Energy Management system. Working in partnership with Homes England who provided substantial funding, and local authority North Lincolnshire Council on this scheme, a number of jobs were also created. This included apprenticeships for young people to get into the industry too.

Strategic regeneration project

Consisting of 41 brand new homes, five commercial units and a community hub, our Westcliff regeneration project is our biggest transformation to date.

A densely populated housing estate built in the 1950s, there were significant improvements needed on the Westcliff estate to make it a safe, new build in Scunthorpe. It had become dated, run-down and a crime hotspot. This was why we knew we needed to invest time and money into the area, to give it a new lease of life and some much needed vibrancy.

Experienced in mixed tenure sites

This example demonstrates our ability to support people onto the property ladder whilst placemaking and regenerating a former industrial area. Shared ownership and rent to buy are a great addition to a development to allow those without a large deposit saved, to still become homeowners. We’ve seen great success with both schemes so far and we’re keen to build on our portfolio of these in the future.

Our Rowland Road development is made up of 32 two, three and four bedroom family homes consisting of rented, shared ownership and rent to buy, to offer a type of home to suit the needs of the whole community.

Transforming neighbourhoods in Belton

Completed in 2025, our £5 million regeneration project in Belton spanned several years and includes new homes of different property types and tenures. In addition to building new homes in the area, plans also included fresh landscaping of the wider estate to provide safe play for local children, new roads, and dedicated green spaces containing wildflower meadows to boost biodiversity.

New homes replaced old homes which had several issues and were becoming difficult to re-let, and work was completed over two separate phases to minimise disruption to the existing residents. One tenant said: “It’s a beautiful community to live in, totally transformed from years ago, and I’m incredibly proud to call it home.”

Meeting the demand for affordable homes in Scunthorpe

In 2025, work was completed to build 40 new properties on the site of the old Ashby Market, in Scunthorpe, following a change of location by North Lincolnshire Council. The new properties include a mix of property types, from flats to 4-bedroom homes, and a mix of tenures, including affordable rent and Shared Ownership. 

Technical features of some of the homes include thicker glazing and special mechanical ventilation, given their location to local amenities.

Accessible bungalows in Scunthorpe

28 new homes were completed in 2025 on Poplar Tree Avenue and East Common Lane, Scunthorpe, with two being fully wheelchair accessible.

Extra features include increased thermal insulation, private rear gardens and environmental additions such as bat and nest boxes, plus hedgehog highways.

The site, consisting mainly of bungalows, helps towards meeting the needs of those needing a property on one-level.
