An update on our Corporate Plan: July 2025

In April 2024 we launched our new five-year Corporate Plan, and every quarter publish an update to make sure we’re being transparent about how we’re performing and what we’re doing to improve the services we provide.

Our plan sets clear and measurable targets to help us become a great landlord, ensure we remain customer focused, and grow sustainably. These targets aren’t just about numbers, they are shaped by what matters most to you.

Looking back at the last year

While we made strong progress in many areas, we didn’t meet all our targets in the first year. One of the biggest challenges was delivering repairs quickly enough.

Demand for repairs rose significantly, and while we brought in external contractors to help, they didn’t deliver the results we needed. On top of that, some of our systems and processes were overdue for improvement.

Despite these challenges, we’ve halved the number of damp and mould cases in our homes, and we’ve significantly reduced the number of outstanding repairs.

We’ve also strengthened our team with new experts in key roles, including Steve Ellard (Director of Property), Jordan Barr (Head of Maintenance & Building Safety), and John Hughes (Head of Assets & Sustainability). Together, they’re helping us build a stronger, more responsive service.

Looking ahead to year two

We’re now in the second year of our Corporate Plan, and we’ve set our targets for 2025-26. You might notice that many of these targets are the same as last year’s. That’s because we set the bar high from the start, and rather than raising targets we didn’t meet, we’re focusing on achieving them this year. Where we did meet our objectives, we’ve increased targets.

Our annual plan for this year includes nine key targets. Four under our objective to be a great landlord, three around customer focus and two supporting growth and sustainability.

We continue to survey digitally to understand how you feel about our services. While this method can sometimes lead to lower scores, it gives us a clearer picture of your experiences and helps us respond more effectively.

We’re proud of the progress we’ve made, but we know there’s more to do. With the right people in place and a renewed focus on our priorities, we’re confident we’re heading in the right direction.
