We want to let you know about plans to terminate leases for the block, containing commercial units, at 47–55 Bellingham Road, Scunthorpe.
Following a detailed assessment of the building it was found, due to age and condition, it is no longer sustainable to retain. The scale of the works required to bring both the shops and flats up to modern standards would cause significant disruption, along with considerable maintenance and repairs over the next 30 years.
At this stage, there are no further plans or timescales in place for the site. Any future use of the land will be explored carefully and only in partnership with residents, local businesses and the wider community. Your views will be important in helping to shape what happens next.
Our immediate focus is on supporting the people most directly affected. We are working closely with all leaseholders and residents to understand their individual circumstances and make sure they have the support they need throughout this process.
We recognise how important local services are, and we would like to reassure residents that there are a number of shops nearby, including Ashby High Street, Lidl, Healey Road shops and Lakeside Retail Park.
Q&A
We know you will have some questions about why these works are happening, so we’ve answered some of the these below.
We found that the block requires extensive upgrades, including full compartmentation and new detection systems. In addition to this, significant investment would be needed to bring the building up to modern standards.
The area has ample nearby shops so closing the shops will not significantly impact residents.
- Ashby High Street (walkable)
- Lidl (200 yards)
- Healey Road shops
- Lakeside retail.
We’re continuing to work closely with all leaseholders to agree the best solution for their individual circumstances and make sure they feel fully supported throughout. Once the building becomes vacant, we’ll develop a detailed consultation plan to involve you.
As soon as we can, we’ll begin sharing more information and invite the community to get involved in shaping the future of the site. Your views will be really important in helping us explore this.
We don’t have any clear timescales yet. We’re working with leaseholders to identify the best possible solution for them, and we’ll update more when we can.
As more information becomes available, this webpage will be updated, so please continue to check for updates.
