Improving the energy efficiency of our homes

Working Towards EPC C by 2030

We are committed to improving the energy efficiency of our homes and supporting the transition to a low-carbon future. As part of this commitment, we are working towards ensuring our homes achieve an Energy Performance Certificate (EPC) rating of C or above.

EPC stands for Energy Performance Certificate. An EPC rates a home’s energy efficiency from A to G, with A being the most energy efficient and G being the least.

Energy-efficient homes offer a range of benefits, including:

  • Warmer and more comfortable living environments
  • Lower energy use and reduced carbon emissions
  • Improved sustainability and environmental performance
  • Reduced risk of damp and condensation
  • Potential savings on household energy costs (Actual savings on heating costs depend on factors such as energy prices, household size and heating usage.)

To understand where improvements may be needed, we carry out surveys called retrofit assessments and collect information about our homes’ energy performance.

During these surveys, we assess key building elements and review factors such as:

  • Insulation in the loft, walls and floors
  • Windows and doors
  • Heating and hot water systems
  • Ventilation and air flow
  • The overall condition and construction of your home

This information helps us develop plans and prioritise improvements where they will have the greatest impact.

What improvements might be carried out?

The improvements required will vary from home to home. Depending on a property’s current energy performance, works may include the below. Any proposed works will be assessed carefully to ensure they are suitable for the property and provide value for tenants.

We may also top up additional loft insulation in properties where necessary and beneficial.

Like external wall insulation, cavity wall insulation focuses on reducing the amount of heat lost through the walls of your home. Rather than focusing on outside though, cavity wall insulation though we focus on injecting insulation materials inside the walls. It’s almost like putting some thermals on under your clothes! This is a two-part process with minimum disruption.

A more efficient heating system helps improve a property’s EPC rating because it uses less energy to keep the home warm.

Upgrading windows can improve a property’s EPC rating by reducing heat loss and improving insulation, with the greatest benefits achieved when replacing older glazed windows with modern energy-efficient glazing.

Renewable technologies such as solar panels can improve a property’s EPC rating by generating clean electricity and reducing the amount of energy needed from the grid. This lowers energy costs and carbon emissions, helping to increase the property’s overall energy efficiency score.

Good ventilation is essential when retrofitting homes, as insulation keeps heat in but can also trap moisture. To prevent condensation and mould, we ensure proper airflow – usually by fitting extractor fans in kitchens and bathrooms.

Energy-efficient lighting and controls can improve a property’s EPC rating by reducing the amount of electricity needed for lighting and managing energy use more effectively. Features such as LED lighting, help lower energy consumption and running costs, improving the property’s overall energy efficiency.

What this means for you?

Not all homes will require further improvements. To help us plan and deliver works effectively, we will focus on homes with an EPC rating of D or below, as these are likely to benefit most from upgrades.

We will combine the results from all retrofit assessments and use this information to develop programmes of improvement works.

Homes requiring similar measures will be grouped together into future projects, with works expected to be delivered between 2027 and 2029.
