Tenancy agreements

What is a tenancy agreement?

Your tenancy agreement is a legal contract between you and us, so it’s very important that you have read and understood it. It sets out the rules of your tenancy which you, the people who live with you, and the people who visit you must stick to. These are really important, since you could lose your home if you break them. Your tenancy agreement also tells you what responsibilities we, as your landlord have.

Are you a new tenant?

If you're a new tenant you will have been given a starter tenancy, which means you will have a 12 months probationary period. Any tenancy breaches during this period will be considered when we come to end or continue the tenancy after those 12 months.

Probationary tenants will be visited three months after the start of their tenancy and again at eight months, if issues are identified at the first visit. There will be zero tolerance on poor property condition, using all available methods (including legal action) to resolve the problem.

Support Tenancy Agreement

We understand that some of our tenants are vulnerable and have support needs, so we offer a Support Tenancy Agreement to some tenants. This means engaging with necessary support will be a condition of their tenancy. We hope this will lead to a decrease in anti-social behaviour, deterioration of property or property damage, which could result in the tenancy being lost.

  • Your agreement explained

    We have different tenancy agreements, but don't worry, before you become a tenant one of our Lettings Officers will explain what type of tenancy you will be signing for.

    • If you're a new tenant then you'll usually get an Assured Shorthold Tenancy, this means you hold a 'Starter Tenancy' agreement, giving you a 12 months probationary period
    • Once you have completed the probationary period and everything has been met with your initial starter agreement, you will usually be issued with an Assured Tenancy. This means that as long as you keep your rent payments up to date and don’t break any of your tenancy conditions, you will remain on this type of agreement in your home
    • We also have Fixed Term Tenancies for some homes. If this applies to your new home it means the length of your tenancy is restricted. But don't worry, this will be fully explained to you at the time
