A summary of the works being done, and why

We are replacing the roof to Trent View House because it’s been in a poor state of repair for several years. The work is essential because the current roof has reached the point where replacement is required to prevent future issues such as leaks or structural deterioration. We also wish to ensure that the building is compliant with fire safety legislation.

We are also:

  • Installing new emergency lighting on the roof
  • Replacing the cladding (outer panels) around roof structures, like the lift shaft
  • Installing new windows in the communal areas on Floor 13
  • Where it’s in a poor condition, replacing paving to pathways around the building.

We have appointed K. Humphries & Sons Roofing Contractors Ltd to carry out the works.

They will normally work from around 8am until 5pm each day. These times may change if weather conditions, such as strong winds, make it unsafe for the contractors to access the roof.

Work will only take place to the roof area and the 13th floor. The contractors will not need access to any home.

To ensure materials can be safely transported to the roof area and avoid constant use of the passenger lifts by the contractors, we will be installing an external lift to the south facing wall of Trent View House.

The lift will be situated on and will and cover the lounge windows only – as per the diagram below.

Planning of the lift location
Several areas around the building contain important services, including access routes for emergency services, telecoms lines and underground gas pipes. There are also bike sheds and other facilities to consider.

After carefully considering all the options, we chose a location that would impact as few residents as possible.

Protecting the building structure
A survey was completed to identify any risks related to scaffolding or installing the lift. Certain methods were ruled out because they increased the chance of causing damage to the fabric of the building.

To protect the building and reduce the risk of water ingress, we have chosen a ‘mass climbing’ system. This approach avoids unnecessary alteration to the structure and lowers the risk of repairs being needed later.

Keeping the area safe
Access to the lift will be strictly controlled, and the surrounding area will remain highly secure at all times to eliminate any unauthorised access.

The works will begin in March 2026 and will take up to six months.  Here’s a timeline for the project:

Early March 2026 – Pre‑work begins

  • We will start by creating a concrete base for the lift. This work is planned for the week beginning 2 March 2026.

Early April 2026 – Lift and scaffolding installation

  • The lift and scaffolding will be installed during the first or second week of April.
  • This stage should take around one week, but we’ve allowed extra time in case weather conditions cause delays.

4 May 2026 – Roof replacement starts

  • The main roof works are due to begin on or around 4 May 2026.

By end of October 2026 – Project completion

  • We expect the whole project to be finished by the end of October 2026, although we hope to complete sooner if possible.

What could affect the schedule?

  • Telecom companies will need to visit the site at certain stages to temporarily move their equipment so that roof works can continue. These activities are essential but may affect how quickly works progress.
  • We don’t expect bad weather to delay the project, but there is a small chance it could have some impact.

The lift used by contractors will only operate at specific times —mainly at the start and end of the working day and during breaks.

Instead of erecting scaffolding around the entire building, we have designed the work so that scaffolding is only needed on one side. This significantly reduces visual impact and limits disruption to most residents.

Lift operating times
The lift will mainly be in use between 8–9am and 4–5pm.

These times may vary if:

  • Weather conditions make it unsafe for contractors to continue working on the roof.
  • Materials need to be delivered at different times during the day.

Noise and vibration control

  • The lift is designed to move tradespeople and materials to the roof efficiently and safely. Although there will be some movement noise, this will mainly occur at limited times of day.
  • The lift will be installed on specially designed concrete bases. These bases are built to absorb vibration and reduce noise.

Impact on natural light
The position of the lift means that some residents may experience a reduction in natural light in their living rooms during the construction period. Unfortunately, this is unavoidable due to the location and nature of the work.

Protecting your privacy
We understand that privacy is important. To minimise the number of times workers pass by windows, we have carefully planned the lift schedule:

  • The lift will only operate at limited times during the day.
  • Movements will mainly occur at the start and end of the working day.
  • Contractors will access their welfare facilities via the roof access door on the 13th floor, which means they won’t need to use the lift.

This approach helps reduce how often people or materials move past residents’ windows.

Storage and transporting of materials to the roof
To help keep space around Trent View House clear, materials will be delivered frequently and taken up to the roof using the external lift. This will usually happen at the start of the working day, although times may vary depending on when the deliveries arrive. We have asked the contractors to limit this to once a day wherever possible.

Contractor vehicles
To reduce pressure on local parking, we’ve asked K. Humphries & Sons Roofing Contractors Ltd  to keep the number of vehicles to a minimum and when possible to arrive using a single shared vehicle.

At certain points in the project, telecommunications staff will need to visit the site. While we will manage the area as best we can, we do not control how many vehicles they bring.

Fire safety is a top priority. Throughout the planning and design stages, we have worked closely with Humberside Fire and Rescue. Their input will continue to ensure that both the building and all residents remain safe throughout the project.

External lift – the lift will not be accessible by the public and the area will be fully secure.
