Planned improvement works
Each year, we plan upgrades to help keep our homes safe, comfortable and well-maintained.
To keep our homes in good condition we have planned projects for replacement work. This work might replace your bathroom or kitchen, or repair your block’s lift or roof. We decide what we work on depending on the age, type and condition of each item.
Planned improvements are different from reactive repairs, when we respond to reports from residents that something in their home is broken. Each year we need to justify our investment in homes, planned improvements will always be delivered to areas that our data says is in the most need.

It covers the replacement or upgrading of:
- Kitchens
- Bathrooms
- Windows and doors
- Electrical wiring
- Re-roofing and structural improvements
- Energy efficiency measures such as insulation, air source heat pumps
- Passenger lifts
- Paved and hard standing areas
- Garage sites
- Paths
- Redecorating communal areas
- Fire safety measures
As a minimum, we are committed to ensuring that our homes meet the Government’s Decent Homes Standard, a technical standard set by the government for social housing, and that they meet all legislative requirements.
As a tenant you don’t have to pay for planned works. The works are funded from the income we receive from the rent you pay.
For works such as energy efficiency and building safety, we may also get some funding from external grants.

Our stock condition survey programme helps us understand the work required to maintain your home in the long term. It’ll ensure we can include any work that’s required in our future plans.
We don’t replace items in your home just because they are a certain age. Our decisions are based on factors such as:
- Condition
- Legislative requirements
- The budget we have available for planned works each year.
We may also decide to complete a project if:
- We obtained external grant funding to support the costs of works
- It is cost effective to group together improvements in a geographical location.

We carry out surveys to your home every five years to ensure that we have accurate data recorded. This includes all parts of a property such as the roof, windows, heating systems, kitchens, and bathrooms, and as part of the survey an assessment of the age and condition of each item will be recorded. This enables Ongo to accurately develop our plan for improving homes.
It is important that when contacted by us to carry out a stock condition survey that you allow our surveyors access to your property as this information is essential to our planning process.
